First time buyers

It doesn’t have to be scary! Let us help you to buy your first home.

Buying your first home

Thinking of buying your first house or already found your dream home? At CMS, we understand that being a first time buyer can be daunting. That’s why we hold your hand from the moment you contact us to the day you get your keys. We will calculate how much you can borrow, outline all the costs involved, and walk you through the step-by-step process with no complex jargon. We encourage you to ask questions, so why not get in touch?

Your journey to home ownership

Purchasing a house doesn’t have to be confusing. Book in for an initial consultation so we can get you an Agreement in Principle. Once you have this, you’re ready to make an offer on your dream home. When your offer is accepted, we complete your mortgage application and appoint a solicitor/conveyancer. After this, your lender issues a mortgage offer. When the legal checks clear, you can exchange and complete – time to celebrate!

Top Tips

  • Have you considered all the costs? You may have Stamp Duty to pay, new furniture to buy or higher bills, insurance premiums and higher Council Tax payments for your new home.
  • When viewing properties, we suggest that you take an experienced home buyer with you, such as your parents or a home-owning friend. They could notice details that you might miss.
  • Always consider if your transport arrangements will change. How far is the nearest petrol station? Where is the closest bus stop? Does the property have its own designated parking?
  • When viewing a property, allow time to take a walk around the local area to see if the things you need are close. How far is the nearest supermarket? Is there a local gym?
  • Plan ahead! If you’ve been thinking of having children or pets, we recommend looking at properties in catchment areas of good schools or in close distance to green areas/parks.
  • Keep your credit score healthy. A higher score gives you better chances of securing your mortgage. Have worries about your credit? We can still help. See our Poor Credit page for more.
