No. An estate agent should not insist you use their in-house broker. Always ask to see a written agreement of the sale conditions before proceeding.

Yes. Estate agents will usually require evidence that you are able to obtain a mortgage prior to proceeding with a purchase.

About your deposit

Typically, a lender will require 5-10% of the property value as a deposit. However, we can offer 100% mortgages that require no deposit.

Yes! This is called a gifted deposit. We will require a gifted deposit form to be signed by the giftor(s) to ensure that they are giving you the money freely. Your gift does not always have to come from family either.

We strongly advise that you leave your deposit in the account where it is currently held.

Generally not. Your deposit usually needs to come from money that you have earned or money that is being gifted to you freely.

Supporting documents

If you have moved house recently or changed your name, please make sure you update your banking details and any utility accounts to reflect your changes.

We advise that you are registered to vote and are on the electoral roll before applying for a mortgage. This boosts your credit score.

If you’ve never taken credit, this may have a negative impact on a mortgage application. It’s important to have a credit footprint as this shows a mortgage lender that you are a good payer. 

To begin your journey with us, we ask that you fill out our client information form so we get a good understanding of your position.

You will need to prove your income to ensure the mortgage is affordable. We usually need to see your latest three months bank statements and payslips or tax documents if you are self-employed.

We will also need proof of your deposit. 

Mortgage lenders may require different documents depending on your situation.
